About Heather L. Smith
I never want my clients to look back and wish someone had explained more.
Heather L. Smith is a Realtor and Associate Broker with Wise Move Utah at Equity Real Estate, serving Northern Utah buyers and sellers for more than 20 years. She works with first-time buyers and sellers, seniors and families navigating later-life moves, military clients, probate and estate sales, and homeowners coordinating a sale and purchase at the same time.
The origin story
Before I became a Realtor, my own family made a real estate decision without enough information, foresight, or experienced guidance. We bought and later sold an investment property under construction, but we did not fully understand the timing, risks, and financial consequences. We ultimately lost the money we had invested, and our savings, at closing.
That experience shaped the way I have approached real estate for the past 20 years. I never want my clients to look back and wish someone had explained more, asked better questions, or helped them see what was coming.
Today, I help buyers and sellers understand their options, work through decisions in the right order, anticipate potential problems and opportunities, and move forward with a clear plan. When strong advocacy or negotiation is needed, I am there to protect their interests, and I stay beside them throughout the process.
“I see around corners. I help clients understand what is coming, make decisions in the right order, and avoid problems before they become expensive.”
The mission
To educate, encourage, protect, and guide.
I help people through important real estate decisions so they understand their options, feel prepared for what comes next, and can make the move that is truly right for them.
Educate
Explain the options, tradeoffs, and timing in plain English so you decide with your eyes open.
Encourage
Point out where good preparation, timing, and negotiation can create a better result, not just warn about risks.
Protect
Advocate strongly when it matters, and make sure nothing slips past you in the fine print.
Guide
Show what to do first, what comes next, and what can wait, from first conversation through closing.
